SO WHAT ARE THE STEPS TO GETTING YOUR HOME SOLD?

  1. We would meet so that I can take a close look at your home and you can tell me all the information you have, especially what upgrades you have added that would add value to the home.

  2. We would have a second meeting, after I had done some research, and I would present you with a complete Comparative Market Analysis and go over my marketing plan with you. You would then tell me what would make you the most comfortable.

  3. We would determine together where your home should be placed on the market. Remember price is the number one factor in the sale of your home. However, there are some other factors to be taken into consideration when deciding on price:

  • Location. Everyone knows that real estate is all about “location, location, location.”
  • Condition. It’s “lights, camera, action” time. Your home is on show. You’ve just entered it into a beauty contest. The maintenance and care you’ve given to your home will be factored into its pricing.
  • The Market. You have to take into consideration the number of competing properties on the market, interest rates and the current “state of the market”. It’s no good looking at what the market was doing a year ago – you have to price according to today’s market conditions.
  • Timing. If you are looking for a faster sale, you must be willing to lower the price to be competitive.

Remember selling a home isn’t about bricks and mortar and it’s not even about square footage. It’s about the buyers’ lifestyle and their hopes for the future. They will decide whether your home is the one for them and also if the terms of the purchase make sense for them.
