The first is the selection of the Listing Agent and the second is the asking price. These two decisions should be kept entirely separate from one another. The biggest mistake sellers can make is basing their decision entirely on which agent gave them the highest listing price.
Choose your agent based on performance, qualifications and reputation. Most agents can provide testimonials so make sure that you follow up on them.
The goals of any successful marketing plan should be to get the highest price that the market can produce in the shortest time possible – again allowing for market variations. The third goal should be that the first two goals are achieved with the minimum amount of inconvenience possible to the seller.
An agent’s marketing plan should be flexible – not all things work for all Sellers. I like to present to a Seller what is available to them and then let them discuss with me what their preferences are and what would work for them. Remember, we are not just selling a house – we are selling a lifestyle. We need to make your home appeal to what buyers are looking and hoping for.
