Real Estate markets vary. For the last few years we have been experiencing a sellers' market - there are more buyers than homes available. So you should be able to sell your home for a good price. The first thing to do is to work with a REALTOR® and determine, with the help of information on comparable homes sold in the area provided by her, what is the correct price range for your home.
Preparing Your Home:
Your next step should be preparing your home to put it on the market. Your house should be in good condition and look clean and attractive to buyers. This includes the front of your house and the front yard, something realtors refer to as "curb appeal". Sometimes a little paint and some repairs can help substantially to add to the selling price. Ask your REALTOR® to walk around the house with you, just before you put it on the market, and make suggestions as to what would help make your home more attractive to buyers.
Showing Your Home:
Once your home is on the market, another important step is to be as flexible as possible as regards to having REALTORS® show your home. It may seem really inconvenient to allow people into your house when you want to make supper or wash the kids, but remember the more potential buyers who view the home, the more likely you are to sell your home in a timely manner for a good price. A lockbox on the home will always help, so that REALTORS® have access when no one is home, but of course if Fido is likely to take a bite from any strangers in the home while you are out, it's best that you be there. Talking of pets, while we all love our animals, some prospective buyers will not. If possible, it really is better to contain your cats and dogs when the house is being shown.
Offers and Contracts:
Remember that all offers and contracts have to be made in writing. A verbal offer is not legally binding. An offer should also include something in writing showing that the buyers have their mortgage financing either pre-qualified or pre-approved. Once you receive an offer, you can accept it or, if it does not meet all your expectations, you can make a counter-offer. If you and the buyers come to a meeting of the minds on price and terms, the contracts will be signed and submitted to your attorney and the buyers' attorney for Attorney Review. In New Jersey, Attorney Review takes 3 days, but it can be extended. There are standard contingencies such as agreement being reached after Home Inspection and the buyers being able to secure a Mortgage.
The Closing
This is what it is all about and what you have been aiming for. The details from the home inspection have been successfully negotiated, the buyers have secured their mortgage, and title work has been completed. Now all you have to do, with your attorney's guidance, is sign on the dotted line and transfer the ownership to the buyers. Remember that if you are buying a new house, you will want to have the closing scheduled to enable you to take possession of your new home.

Market Analysis
A market analysis is complimentary and consists of me looking at your home and providing you with a detailed, written report showing you other comparable homes that have sold in your area. Based upon this information, we discuss the correct pricing for your home and what should be done in the way of repairs or cosmetic work to enable you to sell at the best price possible.
Multiple Listing Service
This is very important for the effective marketing of your home. It is the main vehicle REALTORS® use to inform each other about new and available properties and is a computer database (MLS). Because this service is used by virtually 100% of REALTORS®, it ensures your property will receive very quick exposure and potentially a quick sale. I belong to both the Middlesex MLS System and the Garden State MLS System, which provides information to neighboring counties such as Union and Sommerset.
Lawn Sign and Lockbox
A sign showing your home is "for sale" is put on the lawn or in the window of your property. This sign also shows my name, my office and telephone number. We receive more inquiries from buyers seeing signs than from newspaper advertisements! If possible, we also install a lockbox on the house so that realtors will have access to your home when no one is there (each licensed realtor has their own code, updated daily, to access the box).
Personalized Property Brochures
I prepare a full colored flyer including a picture of your home and all the features of the property. I also attach any relevant school or neighborhood information. This way when a potential buyer is finished viewing the property, they will be able to look over the information later and recall what they have seen.
Newspaper Advertising
Print advertisements are run in the Star Ledger, Home News, The Crit and occasionally Staten Island newspapers. We also run advertising in real estate magazines such as Harmon Homes and Home Source.
Internet Advertising
Using the latest technology, your home appears on this site
and other RE/MAX websites. I also advertise using a publicist
on the internet. Any inquiries received concerning your
property are answered on the same day either by e-mail or
telephone.
Visual Tours
We are also able to offer a virtual tour of your property on both this site and Realtor.com.
"Just Listed" Postcards
"Just Listed" postcards or flyers are sent to the surrounding neighborhood. These inform your neighbors that your house is now listed for sale and if they have any friends or relatives who are looking to move into the area, they are asked to contact me.
Broker Open Houses
These are generally held within the first two weeks of listing the property. They are designed to open the house to the local real estate agents so that they may preview the property easily. We do this by offering them a light lunch (provided by me). I also ask them to fill out an opinion form regarding pricing and the condition of the property – later, we go over their forms to see if there are any ideas that would assist you in obtaining the best possible price.
Public Open Houses
These are held on a Sunday between 1:00 and 4:00 p.m. and advertised beforehand in the Newspaper. They allow the general public to view your home without having to make a prior appointment with a REALTOR®.
