Custom Marketing Plan From Signed Agreement to Your House Sold
Home Market Analysis
To determine your property's fair market value, I will:
- analyze the recent sales and currently listings within your geographical area.
- complete a detailed inspection of the property.
The market analysis enables me to develop a target market for your home that, together with the right price, will generate the optimal number of prospects.
Marketing Strategies
Yard Signage and Lockbox
- A sign showing your home is 'For Sale' is put on the lawn or in the window of your property. This sign also shows my name, my office, telephone number and website address. I receive more inquiries from buyers seeing signs than I do from any newspaper advertisements.
- If possible, I also install an electronic MLS lockbox on the house so that Realtors will have access to your home when no one is there. Each licensed Realtor has their own code, updated daily, to access the box.
Multiple Listing Service (MLS) entry within 24 hours of listing.
- Full details of your home are entered into the MLS within 24 hours. The MLS is a database of all the homes for sale within this entire market and is maintained by participating real estate companies. With MLS entry, your property will be exposed to thousands of agents and their buyers.
- Once entered, 8 photographs and details of your home will be accessible to all agents in the daily 'hot sheet' report of new listings and then on a continual basis as an existing listing.
- Your home will also be entered into the IDX program. This is a partnership between most of the real estate offices where permission is given for each office or agent to show your listing on their personal website. This gives your home maximum exposure.
Custom Brochures
- I prepare a full colored flyer on quality paper which includes pictures of your home and all the features of the property. I also attach any relevant school or neighborhood information. This way, when a potential buyer is finished viewing your home, they will be able to look over the information later and recall what they have seen.
Internet Advertising
- Using the latest technology, your home appears on my custom website www.jackiesafran.com I strive to keep my website interactive and updated and ensure having it placed high on the search engines and other search vehicles. Any inquiries received concerning your property are answered on the same day either by telephone or e-mail.
- Your home will be placed on multiple websites, including:
- www.remax-newjersey.com
- www.ComeHomeToNewJersey.com
- www.homeseekers.com (upon acceptance of the virtual tour)
- www.realestateyahoo.com (upon acceptance of the virtual tour)
- www.Realtor.com (takes about 3 business days)
- Middlesex County MLS IDX program.
- The realtor.com listing is upgraded with a frame, extra pictures, rolling text a fuller description and a link to your virtual tour with the red spinning house.
Virtual Tours
- I offer a full virtual tour of your property that will be placed on the above websites.
- The tour can consist of as many views as are required (up to 50). I make the virtual tours myself and in this way am able to maintain complete control over the quality of the tour. I hate virtual tours that show 4 photos and look like they were taken inside a fish bowl!
Direct Mailing Campaign
- Initiated with Just Listed postcards, your home will be announced as the market's 'new arrival' to the community.
- Neighbors are an excellent source of prospects, often their sphere of influence could provide a buyer for your home.
Broker Open Houses
- These are generally held within the first two weeks of listing the property. They are designed to open the house to local Realtors so they may preview the property easily. I do this by offering a light lunch (provided by me).
- The Realtors are also asked to fill out an opinion form regarding pricing and the condition of the property. Later we can go over the forms to see if there are any ideas that would assist you in obtaining the best possible price.
Public Open Houses
- These are held on a Sunday between 1:00 and 4:00 and advertised in the Sunday
- Newspaper, on Realtor.com and by signs and balloons.
Printed Promotional Mediums
- Printed advertisements can be run in real estate magazines. These offer pictures and your home will always be displayed prominently, not just a tiny picture among many others.
- When appropriate, ads can also be placed in various newspapers.
Feedback
- Our office will schedule and keep a record of appointments. If you are not home, a message will be left on your voicemail. They will also produce a record for me with all the showing agent’s information and the day and time your house was shown. This enables me to follow up with the showing agent and communicate feedback to you.
- I also have an e-mail program for seeking feedback from other brokers and all showings are entered into this. Any feedback received goes directly to you and me.
- This program also provides a weekly showing report which will be e-mailed to you automatically.
- I will also call you on a regular basis and discuss the feedback we have received.
- I will also keep you informed of what is happening in the local real estate market and when homes that are similar to yours are listed or go into Attorney Review.
